Aegon pensions who have managed to lose a lot of my money invested even though I put the most into one of the better performing plans it seems that it is on a downward spiral dropped about 6 percent since thursday and around 10 percent this year so far :roll: am now working on a plan D if it comes off will have property rental income as a far more secure retirement plan :wink:

Watching TV it looks like you need 20 BTL's cos about 5 will lose money, 5 will break even, 5 will do OK and 5 very well, allow £5000 for repairs when bad tenants leave and its all on paper so HMRC will be most attentive, at least the High Court Sherrifs get the properties back after 9 months of unpaid rent and a £5000 legal bill

Even if you break even on rental/repairs, property has always risen in value.....it is a win win win situation if you bought wisely.

I had a guy in the back of the cab some years ago and we were speaking about pensions! My own version was that I would never (having dipped my toes in the water) ever again buy a private pension, as in those days once you died, your hard earned contributions disappeared and your dependents got nothing. I went on to say that I would plough any money that I had into property as a retirement plan.

As we were talking I asked him (if he did not mind) what he did for a living? He came back with "I am a pension advisor" :oops: and went onto say that everything that I had said was true, then going onto say that although he had a company pension, he was also investing in property. Unfortunately (his version) as it was his job he had to sell pension plans, basically bigging them up to earn commissions.

spread betting.............not just one plan..

a workmate was a "toby jug" fanatic, he had all the best known (the Winston Church jug being the holy grail) and said...."when i retire i can toddle off down the dealers or markets and get £100/£200 in cash, no paperwork, no banks"

I have been watching a number of programmes along a similar vein! The problem for me is two things 1. I do not/would not really know what I was buying 2. As you say "£100/£200" is a large margin ( no one seems to actually know a given price), on that unless you are buying say a real antique/vintage vehicle then it is only people like your mate (who specialises) who might make some money. On that he is not overly accurate, but I do appreciate where he is coming from.

you could be right safest haven for it at the moment by the way the property i would be renting out has zero mortgage the property i am buying will only have 65K mortgage over 16 years which hopefully I can reduce to 12 or 13 by using rental income to pay off then should have £800 a month plus rental income plus a small private pension and whatever we will be getting by then from government which will probably be next to nowt
